Permits For Houses Over 18 Meters High Are Froze By The Municipality
The municipality has introduced significant changes to housing regulations, including the elimination of the 'stairwell house' design. Under the new directive, staircases will now extend only to the second floor, while spaces like the machine room and 100 square meters of roof area will be removed. This adjustment results in houses comprising a ground floor, first floor, and part of the second floor, without any additional space.
Effective immediately, the municipality will no longer approve house designs exceeding a height of 18 meters. This decision follows objections from Dr. Noura Al-Mashaan, the Minister of Public Works and Minister of State for Municipal Affairs, regarding certain building regulations. Building permits will now require a minimum height of 20 meters, as per the municipality’s directive.
According to a reliable source, property owners must adhere to the minister's decision, which specifies a maximum height of 15 meters for houses. Consequently, homeowners will bear the cost of redesigning their properties to comply with the new regulations.
Dr. Hassan Kamal, head of the joint committee between the technical, financial, and legal committees in the municipal council, confirmed that Minister Al-Mashaan's objections have not yet been presented to the council.
Nasser Jadaan Al-Azmi, a member of the Municipal Council, expressed concerns about the setback caused by the minister's decision, particularly considering the extensive discussions held by the joint committee.
MP Fayez Ghannam Al-Jumhur criticized the minister's objection to the Municipal Council's decision to allow citizens to increase the construction height limit in private housing to 20 meters, deeming it misplaced. He highlighted the economic challenges, such as rising land prices and inflation, affecting property values.
