Farwaniya Is Home To A Third Of Kuwait's Expat Population

According to the latest statistics published by the Public Authority for Civil Information, Kuwait's population totals about 4.464 million people, living in about 213 thousand buildings spread throughout the various governorates, where 1.5 million Kuwaitis live and 2.962 million expatriates live.

In Kuwait, the largest concentration of expatriates and Kuwaitis is located in the Farwaniya Governorate, where 1.118 million people are estimated to make up about 25 percent of the population. There are 31.8 thousand buildings where they live, including 48.75 thousand government buildings. It is also because Farwaniya is home to several markets and complexes, as well as government and health facilities, according to a local paper.

In the second quarter of this year, the Kuwait Finance House (KFH) released a report that reported an increase of about 1.4% to 326 dinars in the average rent of investment apartments in Farwaniya. This was followed by a 5.3% increase in rent to 583 dinars for private housing properties in the governorate.

There are about 944.3 thousand Kuwaiti and expatriate residents living in 48,754 thousand units in the Ahmadi Governorate, which makes up about 21.15 percent of the total population. Apartment rents in the governorate rose by 0.3 percent to 291 dinars in the first half of this year, while private housing rents in Ahmadi rose by 6 percent to 558 dinars.

According to the census, Hawalli Governorate has a total population of 941.43 thousand, which is 21.087 percent of the total population. The governorate has 33.8 thousand buildings, representing about 21.087 percent of the total population. Rents for apartments in Hawalli rose by 5.1 percent on an annual basis for the first half of the year, to 348 dinars, while rents for private housing rose by 4.6 percent to 779 dinars.

According to census data, the Capital Governorate had about 588.17 thousand citizens, which represented 13.17 percent of the total population. There were 32.6 thousand buildings. In the governorate, apartment rents rose by 0.3 percent to 351 dinars, while private housing rental values increased by 10.2 percent to 861 dinars.

Jahra Governorate ranked fifth with 578.63 thousand people residing in 41.34 thousand buildings and representing 12.96 percent of the total population as of the end of the second quarter of 2022.

As per statistics, 22.24 percent of Kuwaitis reside in Al-Ahmadi Governorate, where 334 thousand people live in 32.6 thousand houses, compared to 19 percent living in the Capital Governorate, where 26.24 thousand people live in 26.24 thousand houses. Farwaniya Governorate comes third in terms of concentration of citizens, with 16.37 percent (245.9 thousand citizens) living in 25.32 thousand homes. Nearly the same proportion of citizens reside in the Hawalli Governorate (245,393 thousand, living in 25,66,000 houses), and 14.21 percent in the Jahra Governorate (213,52 thousand, living in 27,89 houses). 

With 177 39,000 citizens and 21.4 thousand households, Mubarak Al Kabeer Governorate has the least population, accounting for 11.8 percent of the nation's total population.

Regarding the expatriate population, on the other hand, about a third (29.45 percent) lives in Farwaniya, with 872.5 thousand residents living in 2786 buildings in the governorate. A total of 23.5 percent (696 thousand) of residents reside in Hawalli, with 5544 buildings, and 20.6% (610.22 thousand) reside in Al-Ahmadi, which has 3,195 buildings, and 12.3% (365.1 thousand).

Meanwhile, Jahra has 260 buildings (most of which are rented by citizens), and 10.21 percent of them (302.6 thousand) live in the Capital Governorate, which has 828 buildings. A total of 111.4 thousand expatriates live in Mubarak Al-Kabeer Governorate, constituting 3.7 percent of its total population, with an average rent of 345 dinars.

A study by PACI shows Kuwait's Mubarak Al-Kabeer Governorate has the lowest population density, with 288.8 thousand citizens and expatriates living in 24.7 thousand buildings, constituting 6.46 percent of the total population.

According to the governorate, the average rental value of investment apartments increased by 1.5 percent in the second quarter of this year to 345 dinars, while private housing increased by 10.8 percent to 655 dinars on an annual basis.

Additionally, citizens live in 159 thousand homes, with Ahmadi governorate having 32.6 thousand homes, Jahra having 27.98 thousand homes, and the Capital Governorate having 26.4 thousand homes. Next comes Hawalli with 25.66 thousand, then Farwaniya with 25.32 thousand, and Mubarak Al-Kabeer with 21.41 thousand.

There are 13.11 thousand buildings where expats live, mostly in Hawalli, with 5.54 thousand buildings, Ahmadi with 3.2 thousand buildings, Farwaniya with 2.78 thousand, the capital with 828 buildings, Mubarak Al-Kabeer with 498 buildings, and Jahra with 260 buildings.
